Local Housing Allowance Rates: 2025 to 2026

The April 2025 to March 2026 LHA rates are set out below.

This year (2025 to 2026) all rates have been frozen at the rate last determined on 31 January 2024. This was the 30th percentile of market rents at that time.

Any policy enquiries should be directed to Department for Work and Pensions.

The downloadable documents show the new rates in a CSV format. These are the LHA rates set in accordance with statute - The Rent Officers (Housing Benefit and Universal Credit Functions) (Modification) Order 2025.

LHA Methodology

The tables below show the method used to produce the LHA rates in accordance with statute.

Column Two

The LHA rates applicable from April 2024 to March 2025 are shown.

Column Three

The 30th percentile figures shown here are derived from twelve cumulative months of lettings information collected up to the end of September 2024, the shadow 30th percentile.

Column Four

The resulting LHA rates effective from 1 April 2025 are shown which have been frozen at 2024 to 2025 rates.
